Dishwasher
-
Some dishwashers are connected to an electrical switch that must be turned on in order to work. If your dishwasher doesn't start, please check all light switches around the kitchen. One of these switches may power the dishwasher.

Inspect the bottom of the dishwasher and remove any debris.
Garbage Disposal Jam

Turn off power and remove objects that have fallen inside.

Check base of the disposal under the sink for a reset button and make sure that it is pressed.

Use a wooden spoon to un-stick the blades by manually turning the blades (make sure power switch is off).
Remember only certain foods are allowed in garbage disposals. Please insure that bottle caps, silverware, glass, cigarette butts, etc don't fall into the disposal. Certain food items are not recommended. These include bones, un-popped popcorn kernels, fibrous foods, such as corn husks, celery, onion skins, artichokes, etc, and hard fruit and vegetable pits, such as cherry or avocado.
•Never put grease, fat, or cooking oils down any sink or disposal.
•It is recommended to run cold, rather than hot, water when running the disposal.
•Always run your disposal while allowing food into the drain and always make sure the disposal is getting plenty of water.
•Over time, small food particles may get stuck in the disposal and bacteria will grow which can cause an unpleasant odor. Please clean your disposal frequently with soap. If an odor persists, try grinding some citrus fruit down the disposal and then grind a few ice cubes after the fruit. The acids in the citrus will kill the bacteria and the ice will ensure that no fruit particles get stuck on the blades, while at the same time also help sharpen the disposal blades.
•Please do not use drain cleaners such as draino or liquid plumber, as they can eat away at the pipes and can lead to plumbing leaks.
Plumbing Stoppage or Leak

Use a plunger to try and unclog the stoppage in sinks and bathtubs. Please do not use drop-in toilet cleaners, as they can clog the holes that allowwater into the toilet bowl, affecting the toilet's flushing pressure.

Do not flush anything down the toilet besides toilet paper. Paper towels and feminine hygiene products are common causes for clogs

Check to see if the chain is loose or has fallen inside of the toilet tank & replace it.

Remove any foreign objects & keep water mopped up until maintenance arrives.

If you have uncontrollable water leaking and do not get a response from maintenance, call a plumber.
AC & Heating
It is mandatory that you change your a/c filter monthly. A properly functioning air conditioner will cool to about 15 - 20 degrees cooler than the intake temperature. Changing the a/c filter monthly is the resident's responsibility. Failure to change the filter can cause serious and costly damage to the a/c unit. As a result these maintenance charges will be the resident's responsibility. A properly maintained a/c will run better which will result in lower utility bills for the resident.
